Pelican House Grand Turk

FOR SALE (listed at $1,300,000) Introducing a fantastic opportunity to acquire a unique and charming Residential and Retail building with land in one of the fastest growing economies in the Caribbean ……the perfect business opportunity for those who enjoy the quiet life and all that a beautiful and unspoilt Island has to offer…………………

The Turks and Caicos Islands (TCI) are a group of 40 Caribbean islands and cays, surrounded by tranquil turquoise waters with over 200 miles of pristine sandy beaches, it also boasts to have one of  the world’s longest
coral reefs.

Grand Turk, though not the largest of the Islands, six miles long and just under one mile wide is the principle Island in the archipelago, here you will find many of the Islands government offices and banks and also the courthouse, it is well and truly the hub of all that happens locally and nationally.

As an offshore banking haven there is a modest legal and banking community on the Island with many of the offices and banks inhabiting the colonial buildings that nestle amongst the palms and cacti.

Historically famous as the first landfall for Columbus on his way to discovering the Americas and centuries later as the landing place for John Glenns space capsule in 1962
Tourism, finance, real estate and construction as well as local fishing are the main contributors to an economy that has seen a 10% growth in GDP in recent years for the TCI.

There has been significant investment on Grand Turk in the past 5 years that has seen the opening of a brand new airport and the upgrading of local infrastructure.

The largest investment as well as being the largest construction project for many years on Grand Turk has been the creation of a brand new cruiser dock and shopping complex tucked away just beyond the governors residence, there are currently 5 cruise ships a week that visit the dock, providing a huge boost to the local employment figures, retailers and industry, and guaranteeing a constant supply of people who require short term and long term rental opportunities.

The growth in the property market over the past 4 years has shown a rise of between 50% - 60% appreciation in value which has reflected  the enormous level of investment overall in the Island.

Grand Turk has a way to go before it can be compared with the more expensive Islands in this part of the world, but with its unspoilt beaches and some of the best diving to be found on the vast reef it is beyond comparison and as an example property is still 25% cheaper than Barbados which is why Pelican House offers an amazing investment opportunity.

The closest model to compare Grand Turks future is that of Providenciales, locally known as Provo’, the main tourist centre in the TCI, Approx 20 minutes by air.

As well as a 12 mile crescent shaped beach it also boasts-

A magnificent marina bursting with yachts and cruisers,

Superb shopping and restaurants

A long established Club Med resort.

An international airport which services flights, from among others, Miami, New York and London.

Currently under construction on Provo are one of two new hospitals for the TCI, the second hospital is planned for Grand Turk, they will be the most modern and well equipped medical facilities in the Caribbean.

Overall there has been a very well thought out series of developments with the local environment in mind, including beachfront low rise condominiums and apartments, with one to three bedroom apartments starting at US$555,000.
